Rates & Occupancy
Rates are subject to change without notice and are priced per room, per night, for single or double occupancy. For triple or quad occupancy in Main Lodge Rooms, an additional fee of $45 per person applies for guests aged 13 or older, while children 12 and under have no additional fee. Additonal fees apply for Guest Homes based on maximum occupancy.
A minimum stay requirement applies for select dates:
– A two-night minimum is required if your stay includes a Saturday
– A three-night minimum applies for President’s Day Weekend, the week of Christmas, and New Year’s Eve
A 15% Resort Fee and 9% Vermont State Sales Tax will be added to your bill at the time of your arrival. The Resort Fee provides access to our Stay-Inclusive Amenities throughout your visit.
Check In & Check Out
Check In begins at 3:00 PM for Main Lodge Rooms and 4:00 PM for Cabins and Guest Homes. Check Out for all accommodations is 11:00 AM.

Maximum occupancy limits are strictly enforced. Violating these limits may result in the termination of your stay. Large gatherings are not permitted in Guest Homes unless they are organized and facilitated by Mountain Top Resort.
Deposits & Cancellations
To confirm your reservation, a 50% deposit is required for stays of two nights or more. One-night stays and package reservations require 100% payment upfront.
Due to our intimate size and remote location, cancellations impact us significantly. A 30-day cancellation policy applies. If you cancel or modify your reservation within 30 days of arrival, your deposit will be forfeited. Cancellations outside of 30 days are subject to a 10% cancellation fee based on the total stay amount. If you depart earlier than your confirmed departure date, you remain responsible for the full booking. Please inquire about our policy before booking if you have any questions.
Smoking Policy
Mountain Top Resort is a 100% smoke-free property, including all guest rooms, cabins, homes, and activity areas. This includes smoking of any kind. A cleaning fee starting at $250 will be charged for any violation of this policy and for each occurrence.
Pet Policy & Service Animals
Cabins and select Guest Homes are dog-friendly and are welcome at an additional charge of $50 per dog, per night. They must be registered at the time of booking. Guests bringing a pet into a non-pet-friendly accommodation will be charged a minimum fee of $250 per pet per night and may be relocated to a pet-friendly space if available. Refunds will not be provided for shortened stays or if the alternative accommodation does not match the original booking. Dogs are not allowed in the Main Lodge, Dining Area (unless out on the Terrace), or inside the Event Barn.
Mountain Top Resort welcomes service animals, which are not considered pets under the Americans with Disabilities Act (ADA). Service animals are permitted in all guest accommodations and public areas. Guests traveling with service animals are encouraged to notify the resort in advance to ensure a smooth arrival experience. Please note that emotional service animals (ESAs), therapy animals, and companion animals do not qualify as service animals and must adhere to our standard pet policy.
Guests must acknowledge and sign our Mountain Top Pet Policy and Registration before arrival. Dog walking services are available with three days’ advance notice at a rate of $20 per walk (cash only.)
